THE BRIEF
The site was a vacant brownfield plot within an industrial estate, cleared in 2005 and bounded by a railway embankment, an on-site sewer easement and adjacent commercial uses. The brief required flexible, serviceable enterprise units, while creating a workable access and parking arrangement from the existing cul-de-sac approach.



OUR SOLUTION
A two-storey mass was split into two blocks to avoid the Thames Water easement, forming 20 units in two typologies: outward-facing units to the street and back-to-back units to an internal road. A one-way perimeter route organised parking, a delivery layby and the cycle store, bin store and substation.
