A backland dwelling arranged over basement, ground and first floors, accessed from a rear track, with on-plot parking and a private garden.

THE BRIEF

The proposal introduced a new dwelling within a rear-garden plot served by a shared access track, alongside existing garages and outbuildings. The scheme needed independent parking, refuse and cycle storage, compliant internal floor area for a 3-bed, 5-person home, and a usable private amenity space.

OUR SOLUTION

The plan stacked bedrooms at basement level around a lightwell, placed the main living/kitchen and entrance stair on the ground floor, and located an additional bedroom at first floor within a reduced upper volume. Parking sits at the track edge, separating arrival from the rear garden.
